Long-Term Villa Rental in Bali: Hidden Costs, Mold and Noise
How to inspect a Bali villa before paying months upfront: electricity tokens, water and staff costs, damp and drainage, nearby construction, deposit evidence and contract terms.

The useful part, first
Inspect the building and turn every verbal promise into a cost, responsibility or exit term before paying months of rent.

01
Compare the total monthly cost, not the listing price
A yearly villa can exclude electricity, water, internet, pool chemicals, garden work, housekeeping, rubbish collection, local charges and minor repairs. Before viewing, put every item into a one-page table with three columns: included, tenant pays, and responsibility not yet agreed.
Ask for the last three months of actual utility and maintenance records. Do not use a generic Canggu estimate as proof of what this building costs: air conditioners, pool pumps, electrical capacity, occupancy and maintenance standards change the result.
02
Record the PLN meter before paying
Many villas use prepaid PLN electricity. You buy energy in kWh through a token code, and the meter balance falls as every appliance uses it. The amount paid is not identical to the kWh credited because tax and channel charges can be deducted.
At the viewing, photograph the meter number, remaining kWh and connected power rating. Ask the owner to demonstrate a successful top-up and give you the PLN customer or meter ID. Link it in the official PLN Mobile app so you can buy tokens, view records where available and report faults.
03
Inspect for water, not just visible mold
Visit after rain if possible. Smell closed wardrobes and under sinks, look behind curtains and beds, inspect ceilings below bathrooms, and check the wall behind each air conditioner. Fresh paint on one rectangle, swollen cabinet edges, rust or a constantly running dehumidifier can point to an unresolved moisture source.
Mold control begins with moisture control. A promise to clean the wall is incomplete unless the leak, condensation or drainage problem is repaired. Put the repair, completion date and what happens if damp returns into the agreement before payment.
04
Test drainage, water pressure and the septic system
Run every shower and tap at the same time, flush toilets, let a sink drain and watch whether water backs up or pressure collapses. Ask whether water comes from PDAM, a well or deliveries, who pays for pumping, and what happens during an outage.
Walk outside after the test. Look for standing water, sewage odour, an overflowing inspection point and a pool pump that trips the power. Record existing leaks and stains in the move-in inventory rather than accepting that they are normal in Bali.
05
Check construction and noise at the times you will live there
A quiet 11:00 viewing does not show school traffic, a 06:00 ceremony route, evening music or a neighbour's building crew. Revisit early morning and after dark. Stand in the bedroom with the air conditioner off and record a short video from the gate and terrace.
Walk the adjacent plots. Look for survey stakes, material deliveries, worker accommodation, excavation and project signs; ask the local manager and immediate neighbours what is planned. No one can guarantee future silence, but a written early-exit or relocation term is more useful than a verbal promise that construction will finish soon.
06
Make the deposit auditable
Before transferring money, verify who is entitled to rent the property and have a qualified Indonesian notary or lawyer review a substantial prepaid agreement. The contract should identify the parties and property, term, payment schedule, deposit deductions and return deadline, included inventory, repair split, access rights and early termination.
Film every room at handover, including meters, appliances, linens, chips and stains, and send the dated inventory to the owner or manager for acknowledgement. Pay to the named contracting party or documented authorised recipient, retain the receipt, and stop if the payee changes at the last minute.
