The useful part, first
Use groups to discover options, then verify the property, the signer’s authority and every included cost before paying.

01
A real villa does not yet prove that the owner is in front of you
A fraudster can rent a villa for a few days, show it to you and accept payment for six months. Therefore, viewing confirms only access to the house. The right to sign a contract and receive money is checked separately.
Facebook and Telegram are suitable for search. Before transferring money, confirm the address, identity of the signatory, their connection to the property and a full list of conditions.

02
How much does a villa cost in different areas
According to the index of 9,673 listings for September 2026, the median for a one-bedroom villa is: Canggu — 25 million IDR per month, Pererenan — 28 million, Uluwatu — 25 million, Ubud — 16 million, Seminyak — 19.5 million, Sanur — 19 million and Nusa Dua — 15.3 million.
For two bedrooms, the medians are: Canggu — 36.6 million IDR, Pererenan — 40 million, Uluwatu — 37 million, Ubud — 25 million, Seminyak — 33.8 million, Sanur — 24.4 million and Nusa Dua — 28 million. These are the prices of ads, not completed transactions.
A swimming pool, an enclosed living room, renovations, a vehicle access, and a construction site in the neighborhood often affect the price more than an extra bedroom. An annual contract is cheaper per month, but a large prepayment increases the risk.
03
Which location fits your scenario
Canggu and Pererenan are convenient for cafes, sports and active life, but allow extra time for heavy traffic. Uluwatu and Bukit are suitable for beaches and surfing, but some areas are inconvenient without transport.
Ubud is chosen for greenery and a calmer rhythm. Sanur is convenient for families and those who care about easy, relatively flat roads. Seminyak remains a tourist area with restaurants and a beach. Nusa Dua is quieter, but availability varies sharply between individual developments.
First, choose your daily itinerary: work, school, gym, or beach. Ten kilometers on the map can mean an hour on the road, so test the path at a time when you will normally drive.
04
Where to look: Facebook and Telegram
On Facebook, get started with Bali MONTHLY Rental Villas, Bali Housing and Accommodation, and Bali Property Rentals. For specific neighborhoods, there are South Bali Housing, Canggu Community Housing, and Ubud Rentals. Include the area, dates, bedrooms, budget, and prerequisites.
Telegram offers the Russian-language chat "Accommodation in Bali" and the English-language Ubud Find A Home. A large group is a search channel, not a guarantee: the administrator does not confirm the right of each poster to rent the house.
For the first 3–7 nights, it's wise to take a place through a platform with reviews and support, and view long-term options after arrival. This is a recurring tenant practice, not a market rule.
05
How to write a request that filters weak offers
Example: “I am looking for 1BR villa in Sanur from October 10 for three months. Budget up to IDR 22 million. I need an enclosed living room, a desk, stable Wi-Fi and parking. Electricity can be separate. Viewing on October 7–8. I do not send a prepayment before viewing."
The last phrase will cut off some of the fake offers. A reply saying “perfect match, pay the deposit now” without an exact address and the possibility of verification — the moment to end the conversation.
06
What to check at the viewing
Arrive in the afternoon, but return to assess the area in the evening. Turn on each air conditioner, shower, and stove. Check the water pressure, odor in the cabinets and bathroom, mobile signal and Wi-Fi speed in the workplace.
Check the entrance: 500 meters to the main road can pass along a narrow path that floods. Ask neighbors or guards who manages the house and whether construction will begin nearby.
Record the meter readings. In one video, film the walls, furniture, appliances, pool, keys, and pre-existing damage. Send the recording to the owner on the day of check-in.
07
What to write in the contract
Monthly price does not mean that electricity, water, internet, cleaning, linen, swimming pool, garden and garbage are included. Each item shall be stated as included, subject to a cap, billed by meter, or charged separately.
The contract must contain the address, dates, cost, deposit and return deadline, recipient details, utilities, repairs, furniture list, guest rules, early departure and the name of the person authorized to rent the property. The phrase all inclusive without a list does not solve anything.
08
Check the person, not just the house
Ask for the signatory's ID and the document linking them to the property. The agent or manager must show the owner's written authority. The name of the payee must match the contract or the difference must be confirmed.
Find the villa yourself through Google Maps, the official website or an old listing. Reverse the photo search and call the independently found contact. Ask if the named person is actually renting the property for your dates.
If 2BRs at Canggu are offered for IDR 18 million at a median of IDR 36.6 million and demand IDR 108 million for six months today, stop. The discount does not compensate for the refusal to show credentials or give a day for verification.
